Inland Greens Update
Architectural Requests (ARC)
If you are considering any exterior renovations or upgrades you must submit
an ARC Request before starting a project.
Common examples include:
• Any plantings or trees
• Changing, expanding or replacing back decks
• Adding/replacing windows or doors
• Exterior changes outside of courtyards
• Fencing modifications
Architectural Request Forms can be found on the InfoHOA website or
the Inland Greens website on the "Rules • Info • Forms" page
Landscaping
Land/Grounds: Please be aware that the only place in Inland Greens that is yours to plant is in your courtyard or your fenced in backyard if you have one. The front yard, side yard and backyard are all HOA property. If you want to plant anything on HOA property you need to get permission. Landscape prices will go up 10% if the landscapers have to weed and/or transplant areas that are not in the contract.
Irrigation: Please be aware of sprinkler heads which are on the edge of the grass. Please don't park on the grass as it breaks the heads.
Dryer Vent Cleaning.
Several folks that had their dryer connections checked, it seems like the dryer hose had come undone or was not in the right place. Also, the materials that were used in building Inland Greens are now not in code and can deteriorate. If your dryer hose is not connected in the attic, it may become a fire hazard.
Also, please check to make sure your bathroom fan vents are connected.
By code, the vents should be connected to two different ducts.
The most efficient and code-compliant way to exhaust bathroom fans is to give each fan its own independent duct run that terminates at its own separate exterior vent.
When bathroom fans vent only into the attic, it means moist, humid air from your showers is being dumped directly into your roof space. This is an improper and often code-violating installation that traps humidity, leading to wood rot, compromised insulation, and hazardous mold growth. The roofers did not have it in their contract to hook up the fans when the plywood was taken off.
You can also go into the attic and see if your dryer hose is still attached. If not, please give someone a call to reattach.
After speaking to Lint Sweepers 910-765-7459, Chris stopped by one resident's house and looked at the dryer hose from the dryer to the vent (see pic below). This type of dryer hose is not recommended as the lint gets stuck in the creases of the hose, critters can get in and chew and then get into your house. He recommends getting a hard pipe to the vent. Also, if we have a dryer vent in the roof that has a mesh screen it can get clogged and blocked and cause a fire. He recommended having an HVAC company to change out the pipe and make sure you are vented correctly.
Lint Sweepers charges $149.00 for cleaning your dryer vent and making sure your hose is hooked up. If we have 6 or more people that use their service in the same day, they would take an additional $20.00 off the price.
This is not the only dryer vent service in town so feel free to check out other companies for prices.

If you are new to the neighborhood please let us know so we can get you
a Welcome Packet. If you have a renter, please let us know that as well so we can drop off a rental Welcome Packet.
Tenant Information Required
If you are renting out your property, it is essential to notify GO Property Management. Keeping them informed of your current tenants ensures they can make timely contact in case of an emergency.

Cedar Ridge Update
2026 Painting Schedule – Kerwick
If you're on our list to be painted in 2026, work is scheduled to begin the end of August. Before we start, we'll check for rotten wood around the house and pressure wash the exterior — we'll be in touch to schedule this ahead of time.
Fence Restoration Update
We are almost finished with the 2026 Fence Restoration Program.
Everyone on the 2027 Fence Restoration list will be notified soon.
Irrigation
Please do not park on the grass area as our sprinklers run along the street
and sprinkler heads can be broken.
Garbage Pickup
Garbage cans are to be put out Wednesday night and put back behind fence or in garages after pickup on Thursday.
ThirdCorp News
ThirdCorp is a separate entity with it's own board of directors. It is responsible for the properties common to both Inland Greens and Cedar Ridge such as roads, pool, clubhouse, sport courts, landscaped areas, and perimeter fences.
The Pool is OPEN ! ! !
Please remember:
Residents are limited to 6 guests at a time in the pool area.
Reminders:

Children must be accompanied by an adult at all times.

No horseplay in the pool.

Please only bring small floats as this is a small pool for all Inland Green and Cedar Ridge neighbors.

Please note our pool hours as well. No one allowed in after the posted evening hours.
We need volunteers to water the plants.

PSA Regarding our Sewers
Please note that our sewers are old - please do not put any items other than toilet paper in the toilet.

No flushable wipes (which really aren't flushable despite their name)
and speaking of Sewers . . .
If you live near a sewer grate (or are just walking by) please take a moment to notice if the grate is unobstructed. Even with the grate collars, the grates can get covered with debris. This can cause flooding during one of our frequent summer downpours.
Feeding the DUCKS
PLEASE do not feed bread to ducks.
While popular, bread provides little nutrition, leading to malnutrition, obesity, and a wing deformity called "angel wing" that prevents flight. Bread also pollutes waterways, causing harmful algal blooms, and attracts pests.
Instead, feed ducks frozen peas, oats, or lettuce.

We have corral space available! Very reasonable prices.

Our posted speed limit is 19 miles per hour.
Please respect your neighbors. We have lots of folks and pets walking on the streets and sometimes it is hard to see around the curves.
Rules and Reminders
Trash Cans must be out of sight until trash pick up days.
The trash cans can be rolled out the night before pickup and need to be brought in after trash service pick up. Leaving cans outside of your garage will result in fines.

Dogs must be leashed at all times on our Inland Greens and Cedar Ridge HOAs and the City Park property.
That property includes the trail and all open spaces on City Park property behind our villas.
Please pick up after your dog. This is a city ordinance and will also result in fines from the city. Do it for yourself and your neighbors.

Please do not park on the grass.
We have irrigation sprinklers that are close to the road and are easily damaged and broken. Please advise your friends and contractors. The sprinklers are expensive to repair and will be homeowners responsibility and not the HOA's.
Parking Notice
All vehicles parked outside of the garage, in driveways, or in overflow parking must have current registration and insurance.
Violators will be towed.
Please remind your guests that parking on the street is not allowed after 1:00 AM.
Vehicles parked on the street after that time will be towed at the owner’s expense — and without warning.

Please note that Earls towing is still towing in the neighborhood.
The HOA has no control over when they will show up.
There is NO PARKING on the streets from 1:00 AM until 6:00 AM.
