Inland Greens Update

Inland Greens General Membership Meeting
December 2, 7pm at the Clubhouse
Inland Greens Roofing Project is Complete!
This has been a whirlwind year, with shingles flying and hammers banging. We've become so used to the presence of roofers, that our roads suddenly seem empty without them! The result, however, is a great job completed by SouthBay Roofing Co. and their crew.

A special thanks to our intrepid community residents who accommodated the workers when they needed access, tolerated the noise and dust, and paid their special assessment on time so we could keep the workflow going. We hope not to have to experience this again for at least 15 years.
Painting Project Update
Painting and power washing are moving along at a good pace. Kerwick Painting Co. has completed Inland Greens Circle, Inland Greens Drive, and are nearly finished with Caddy Circle. Preceding the painters, repair work on siding, soffit and chimneys is being completed by Demar Quinteros and his crew. Following the painters, Demar's crew returns to power wash our driveways.

Between the new roofs and the paint up-fix up work, Inland Greens is looking as fresh and attractive as ever. This project is expected to finish up sometime after the new year.
Attend the IG General Membership Meeting
Inland Greens annual Owners Meeting will be held on December 2, at 7pm at the IGCR Clubhouse. One of the meeting’s main objectives is to elect members to serve on the Board of Directors. At this year’s meeting, three (3) members have been elected by an uncontested vote to serve 2-year terms.

The proposed 2026 budget and IG/CR Board of Directors Election will be voted on at the meeting as well.
​
All homeowners will receive the Annual Meeting notice, agenda, and ballots via USPS mail. If you plan to return your ballots by mail or email, please do so no later than Tuesday, November 25, 2025 to ensure receipt.
Special Assessment Final Installment Due
A reminder that the final installment ($4,000) of the special assessment is due on December 1st. Late fees (including 1.5% interest on the outstanding balance) will be assessed after January 31, 2026.
Tenant Information Required
If you are renting out your property, it is essential to notify GO Property Management. Keeping them informed of your current tenants ensures they can make timely contact in case of an emergency.

Cedar Ridge Update
Cedar Ridge Annual Membership Meeting Notice
Late next week, the Annual Membership Meeting Packet will be mailed to all Cedar Ridge HOA members.
Our Annual Meeting will be held on Tuesday, December 16, at 6:30 PM in the Inland Greens/Cedar Ridge Clubhouse.
We encourage all homeowners to attend, as this meeting provides important updates on community projects, financial reports, and future plans. Your participation and input are valued and appreciated.
Fence Replacement Update
This year, we completely replaced all panels and rotten posts on 11 fences throughout Cedar Ridge.
We have 3 more fences scheduled for replacement before the end of the year, weather permitting. Then in 2026 will have 14 more fences to replace.
Fences will be stained 30 days after being installed.
Our ongoing fence replacement program continues to ensure the long-term appearance and structural integrity of our neighborhood.
Painting Program Update
This year, 15 homes were repaired and repainted as part of our ongoing maintenance program. Kerwick Painting Company did an excellent job as always, keeping to the high standards and attractive appearance of our Cedar Ridge community.
Notice to Landlords
If you lease/rent your property it is important that you send your renters contact information to Kim Duff, GO Property in case of emergency.
ThirdCorp News
ThirdCorp is a separate entity with it's own board of directors. It is responsible for the properties common to both Inland Greens and Cedar Ridge such as roads, pool, clubhouse, sport courts, landscaped areas, and perimeter fences.
Our Clubhouse Has a New Roof!
After dodging a week's worth of raindrops, SouthBay Roofing Co. has successfully replaced our clubhouse roof and skylights. 65 sheets of rotten plywood needed to be replaced, with significant damage near the old fireplace chimney which has been removed and closed off.
Thwarting Pickleball Trespassers
There have been several instances lately where people outside the community have gained access to our sport courts, some going so far as to climb the fence, or asking neighbors to let them in. Minor vandalism has occurred following these instances with damage or missing equipment, so we really want to keep access to community members and their guests only.
Don't be swayed by stories like "my grandma lives here, can you let us in?" And feel free to speak up if you see someone trying to scale the fence. That's trespassing, and against the law.
Parking Notice
All vehicles parked outside of the garage, in driveways, or in overflow parking must have current registration and insurance.
Violators will be towed.
Please remind your guests that parking on the street is not allowed after 1:00 AM.

Vehicles parked on the street after that time will be towed at the owner’s expense — and without warning.

It's perfect for when you need a place for a party, meeting or special event. Cost is $100 per 6 hours for owners; $250 for resident non-owners. The clubhouse boasts a full kitchen, wireless internet, chairs and tables for 96 guests; and a Smart TV. Access to the private pool is not included, and parking is limited. Check out details here.
