Inland Greens Update

Landscaping

Land/Grounds – Mulch will begin being put down in March as US Lawns is currently doing the Spring clean-up. If you have planted in the common areas outside of your courtyard, you (owners) are responsible for cleaning up your own yard debris. If you have lawn debris, please do not leave it in your yard for US Lawn to pick up.  Any area that is to be mulched should be free of yard decorations, pots, etc. as they (US Lawns) will not move your personal items to mulch. 

 

Spraying: US Lawns sprayed Inland Greens and Cedar Ridge with pre and post emergence Wednesday March 4 through Friday, March 6

Irrigation: US Lawns will be doing our irrigation this year as well as landscaping. The board has re-evaluated and decided to go with US Lawns for better service since they are already on the property and know the system. ed

 

Dryer Vent Cleaning.

After speaking to several folks that had their dryer connections checked, it seems like the dryer hose had come undone or was not in the right place. Also, the materials that were used in building Inland Greens are now not in code and can deteriorate. If your dryer hose is not connected in the attic, it may become a fire hazard.

After speaking to Lint Sweepers 910-765-7459, they charge $149.00 for cleaning your dryer vent and making sure your hose is hooked up. If we have 6 or more people that use their service in the same day, they would take an additional 20.00 of the price. This is not the only dryer vent service in town so feel free to check out other companies for prices. 

 

Painting

Painting has started again in Inland Greens. We are currently going down Cardinal and will finish up on Chester before starting on the Clubhouse. 

Hopefully we will have all of Inland Greens newly painted when Spring arrives. 

 

Welcome Packets

If you are new to the neighborhood please let us know so we can get you

a Welcome Packet. If you have a renter, please let us know that as well so we can drop off a rental Welcome Packet.

 

 

Tenant Information Required

If you are renting out your property, it is essential to notify GO Property Management. Keeping them informed of your current tenants ensures they can make timely contact in case of an emergency.

Cedar Ridge Update

Fence Replacement Update

Our second year of fence refurbishing began last week. This year we will be refurbishing the fences at 14 homes in the community as part of the Association’s ongoing fence maintenance program.

We appreciate everyone’s cooperation as this work continues to improve and maintain the appearance of our neighborhood.

Mailboxes

Any problems with your mailbox need to call the US Post Office as the HOA does not handle those.

 

Backyard Inspections

Backyard inspections will take place in April. Notices will be sent out in advance with the specific dates for each area of the community.

Thank you for your cooperation.

 

HOA Dues

Friendly Reminder: HOA dues payments should be received in Commerce, GA by the 15th of each month. Payments received after the 15th will incur a $32.50 late fee. Thank you for helping keep our community running smoothly.

ThirdCorp News

ThirdCorp is a separate entity with it's own board of directors. It is responsible for the properties common to both Inland Greens and Cedar Ridge such as roads, pool, clubhouse, sport courts, landscaped areas, and perimeter fences.

 

Sewer Scoping

In our continuing efforts to hand the responsibility of maintaining our streets over to the city, a scope of the sewer system is required.

On March 15th a crew will be on-site to to do that initial work.

There should be NO disruption to traffic.

Pool

The pool will reopen on April 15!

Our posted speed limit is 19 miles per hour.

Please respect your neighbors. We have lots of folks and pets walking on the streets and sometimes it is hard to see around the curves.

PSA regarding electronics:

Leaving chargers plugged in, even without a device, draws minor "vampire" power, generates heat, and slightly reduces the charger's lifespan. This practice poses a risk of fire from overvoltage or overheating, particularly with older or third-party units. 

 

Key Considerations

  • Safety Risk: Leaving chargers plugged in, especially for power tools, e-bikes, or scooters, can pose a fire risk if the charger or battery's management system fails.

  • Energy Consumption: Chargers consume a small amount of electricity (phantom load) when left idle, though some modern chargers may draw near zero.

  • Damage to Battery: Leaving laptops or devices constantly plugged in can lead to overheating and potential battery swelling.

  • Recommendations: Unplug, or use a smart plug for, chargers that are not in use to maximize safety and efficiency, particularly for high-voltage items.

  • Lithium Batteries: Lithium batteries can catch fire when left plugged in. They can catch fire even when unplugged if stored with other batteries. Do not store unplugged lithium batteries with any other batteries.

Rules and Reminders

Trash Cans must be out of sight until trash pick up days.

The trash cans can be rolled out the night before pickup and need to be brought in after trash service pick up. Leaving cans outside of your garage will result in fines.

Dogs must be leashed at all times on our Inland Greens and Cedar Ridge HOAs and the City Park property.
That property includes the trail and all open spaces on City Park property behind our villas.


Please pick up after your dog. This is a city ordinance and will also result in fines from the city. Do it for yourself and your neighbors.

Please do not park on the grass.  

We have irrigation sprinklers that are close to the road and are easily damaged and broken. Please advise your friends and contractors. The sprinklers are expensive to repair and will be homeowners responsibility and not the HOA's.

Parking Notice

All vehicles parked outside of the garage, in driveways, or in overflow parking must have current registration and insurance.

Violators will be towed.

Please remind your guests that parking on the street is not allowed after 1:00 AM.

Vehicles parked on the street after that time will be towed at the owner’s expense — and without warning.
