Inland Greens Update

Special Assessment Final Installment Due

A reminder that the final installment ($4,000) of the special assessment is due on Jan 31. Late fees (including 1.5% interest on the outstanding balance) will be assessed after January 31, 2026. 
 

Please note, our monthly dues are now 485.00. 

Please change your auto pay if you haven’t already done so.

Note from 2026 Community President:

I’m honored to be leading your Board this year, and just wanted to recap the past year:

First and foremost, we all owe a BIG THANKS to Duane DeMeyer. His efforts for several years on the Board, his leadership through 2025, and particularly his guidance and oversight through completion of the roof replacement and start of the painting project have been invaluable to our neighborhood.

As hoped, replacement of roofs, before the end of the year, allowed us to entertain multiple bids for 2026 insurance coverage from private brokers. In the past, we were limited to a State-backed policy, and that renewal was quoted at over $391,000. The Board reviewed three (3)comparable options, and were able to secure a policy for under $320,000. We budgeted $340,000, so the savings will go a long way in investing in our reserves and future asset management.

Painting is ongoing, and unit structures are being reviewed and repaired as necessary.

These efforts have benefited our community to about as-good-as-new as you can get. We can be proud of our neighborhood, and look forward to a safe and bright 2026.

J&B will be our new irrigation company. 

(US Lawns will still be handling our lawn care.)

Welcome Packets

If you are new to the neighborhood please let us know so we can get you

a Welcome Packet. If you have a renter, please let us know that as well so we can drop off a rental Welcome Packet.

 

Tenant Information Required

If you are renting out your property, it is essential to notify GO Property Management. Keeping them informed of your current tenants ensures they can make timely contact in case of an emergency.

Cedar Ridge Update

Cedar Ridge has a new Board

The Cedar Ridge annual meeting was held on December 16, 2025.

The board members re-elected were:

Tom Provost

Scott McConnell

Janell Hatley.

Jim DeFrance and Tom Reavis are on the board and will run again in December.

Tom Provost was elected for the IGCR Board.

Dues Update

Reminder: Cedar Ridge dues are now $325.00 and due in Commerce, Ga 

by the 15th. If received after the 15th a late fee of $32.50 will be applied.

Fence Replacement Update

The first year of our six year fence project is complete.

Tom will be getting bids for the fences that will be refurbished this year.

 

Notice to Landlords

If you lease/rent your property it is important that you send your renters contact information to Kim Duff, GO Property in case of emergency.

ThirdCorp News

ThirdCorp is a separate entity with it's own board of directors. It is responsible for the properties common to both Inland Greens and Cedar Ridge such as roads, pool, clubhouse, sport courts, landscaped areas, and perimeter fences.

 

Rules and Reminders

Trash Cans must be out of sight until trash pick up days.

The trash cans can be rolled out the night before pickup and need to be brought in after trash service pick up. Leaving cans outside of your garage will result in fines.

Dogs must be leashed at all times on our Inland Greens and Cedar Ridge HOAs and the City Park property.
That property includes the trail and all open spaces on City Park property behind our villas.


Please pick up after your dog. This is a city ordinance and will also result in fines from the city. Do it for yourself and your neighbors.

Please do not park on the grass.  

We have irrigation sprinklers that are close to the road and are easily damaged and broken. Please advise your friends and contractors. The sprinklers are expensive to repair and will be homeowners responsibility and not the HOA's.

Parking Notice

All vehicles parked outside of the garage, in driveways, or in overflow parking must have current registration and insurance.

Violators will be towed.

Please remind your guests that parking on the street is not allowed after 1:00 AM.

Vehicles parked on the street after that time will be towed at the owner’s expense — and without warning.

Planning a party? Rent the clubhouse! 

It's perfect for when you need a place for a party, meeting or special event. Cost is $100 per 6 hours for owners; $250 for resident non-owners. The clubhouse boasts a full kitchen, wireless internet, chairs and tables for 96 guests; and a Smart TV. Access to the private pool is not included, and parking is limited. Check out details here.
